Basic Fundamentals of Mortgage Loans

The adjustable rate is also known as a floating rate because it goes up and down with the market, it is not "locked" in place like the fixed rate.

To take advantage of lower interest rates that may be available or a need for a large amount of money for college tuition, home improvements, to payoff significant debt, and any other financial needs that can be taken care of with a refinance loan. It requires relinquishing the terms of their current mortgage for another mortgage loan. This interchange of mortgage loans is known as a refinance.
